"I think Herriman has been hungry for a long time for a Trader Joe's here," the store's captain told ABC4 on opening day. The doors opened at 9 a.m. on Friday, Oct. 9, 2026, at 4918 W. 13400 South. Shoppers were greeted with a grand opening ceremony and free samples.
Nearly three weeks later, the store is still the only business open in The Commons at Herriman Towne Center. That's the real story of this corner for the next year or so. The 32-acre shopping center was planned around a large anchor store and a mix of restaurants. Its smaller grocer opened first, while the rest of the site is still being built.
A Store That Opened Ahead of Its Own Shopping Center
According to the Herriman Journal, The Commons covers about 32 acres along the west side of Mountain View Corridor and the north side of 13400 South. Herriman City describes the site as running between 13200 South and 13400 South. The same Journal report said customers would reach the center from three streets: Herriman Rose Boulevard, Fort Herriman Parkway and 13400 South.
The store itself is simple to plan around. Trader Joe's store page for Herriman lists hours of 9 a.m. to 9 p.m. every day. ABC4 also reported that the Herriman location will donate all unsold food that's still good to eat to local nonprofit and community groups through the chain's Neighborhood Shares Program.
The rest of the 32 acres is still mostly a plan on paper. When ground broke on June 27, 2025, Herriman City said the project would include more than 200,000 square feet of retail and restaurant space, "anchored by a large-format store and complemented by a range of dining and shopping options." Trader Joe's is a fraction of that total. Every other storefront on the site is still under construction or hasn't been announced.
How the Opening Date Kept Moving
The city says the 13400 South site had been set aside for commercial use for more than a decade before construction started. Once work began, the expected opening date moved more than once. Here's how the public forecasts changed and what actually happened:
| When it was said | Who said it | What was expected |
|---|---|---|
| January 2025 | Developer Elevated Acquisitions, per the Herriman Journal | First businesses open by the end of 2026 |
| July 1, 2025 | Herriman City groundbreaking announcement | Businesses open "as early as 2027" |
| Sept. 28, 2026 | The Salt Lake Tribune, citing a Trader Joe's release | Trader Joe's opens Oct. 9 at 9 a.m. |
| Current city page | Herriman City "Rumor Has It" | Target opens "sometime in 2027" |
Trader Joe's beat the city's more cautious estimate and landed inside the developer's earlier one. The Salt Lake Tribune noted that the store opened almost a year after the chain first announced a Herriman location. It also pointed out that Trader Joe's usually doesn't share an opening date until just before a store opens. That's why the Oct. 9 date surfaced only 11 days ahead of time. The bigger anchor, Target, is still on the 2027 timeline.
Who Decides What Fills the Rest
Herriman residents often ask the city which stores are coming next. The city addresses that directly on its Rumor Has It page. It doesn't pick commercial tenants. Property owners develop their land within the existing zoning and connect with businesses themselves. The city's economic development staff can act as "matchmakers," in the city's words.
At The Commons, that property owner is a private developer. The city's groundbreaking announcement names Elevated Property Company. The city said in July 2025 that it expected to announce tenant details "in the coming months." So far, only two stores have been confirmed, Trader Joe's and Target.
The project's earlier description gives a better sense of what the empty pads are meant for. The Herriman Journal listed restaurants, a bank or credit union, apartments, a big-box anchor and other retail. When the city announced the groundbreaking, it said the goal was to cut down on residents' "need to travel elsewhere for daily services." Trader Joe's is the first business to deliver on that goal. Everything else on the list is still to come.
The Old Drive, and the Next Stores in Line
Herriman's store joins a short list. Before it opened, the Tribune counted Trader Joe's stores in Riverdale, Holladay, Cottonwood Heights, Draper, Orem and two in Salt Lake City, one on 400 South near 600 East and one in Sugar House. That makes Herriman the eighth Utah store. In the south valley, the only nearby choices on that list were Draper and Cottonwood Heights.
More stores are on the way. The Tribune reported a confirmed West Jordan location with no opening date yet, and the company has said it plans to open in South Jordan too. Herriman got its store before both of those neighbors. Since the chain announces dates only shortly before opening, no one outside the company can say when they'll follow.
The Commons isn't the only recent opening in the area. Juice It Up! picked Herriman for its first Utah store, at 5101 W. Miller Crossing Drive, Suite C, in Copper View Plaza. An Oct. 14, 2026, company release said the store was already open.
Where the New Errand Meets the Towne Center Winter
The new store's location puts it close to Herriman's busiest winter spots. Fort Herriman Parkway, one of the three entrances to The Commons, also leads to J. Lynn Crane Park at 12998 S. Fort Herriman Parkway and the Ice Ribbon at J. Lynn Crane Plaza at 13082 S. Fort Herriman Parkway. Herriman City Hall is at 5355 W. Main Street. The Herriman Towne Center master plan describes its commercial and recreation areas as walkable. It names the City Building, Crane Park, the recreation center and the library as the core public amenities.
These are the city dates coming up in the next six weeks:
- Monday, Nov. 2: Reservations open for the 2026–27 Ice Ribbon season. The city's Ice Ribbon page still shows last season's schedule, so wait for the new session times before you plan a skate night. The rink opens in winter when weather permits, and the plaza has fire pits for warming up.
- Monday, Nov. 30, 6 to 8:30 p.m.: Night of Lights at J. Lynn Crane Park and Plaza, 5373 W. Herriman Main Street. The city lists Santa and Mrs. Claus, performances, games, crafts and ice skating.
- Wednesday, Dec. 2: Tour de Cheer yard signs become available at City Hall.
- Saturday, Dec. 5: Deadline to register for Tour de Cheer, the city's contest for decorated homes and storefronts.
- Monday, Dec. 7: Displays need to be ready for judging.
Next winter will probably look different. If Target opens on schedule in 2027 and more of The Commons fills in, the stretch between 13400 South and Crane Park will have a lot more open storefronts. This season, it has the city's park and plaza and one grocery store.
New commercial anchors change how buyers see a part of town, and The Commons will keep changing through 2027. If you're wondering what that means for your home, reach out to Utah Homes by Steve.
